The Indonesian government's enforcement crackdown since late 2025 has specifically targeted illegally operating foreign businesses, and any project connected to an unlicensed operator carries elevated regulatory risk by association. JDH Design & Build is a registered Indonesian business entity operating with the appropriate KBLI classifications for design and construction services. The company holds the required business identification and licensing through Indonesia's OSS system. Tax obligations — corporate income tax, VAT, employee withholding — are met in full compliance with the Directorate General of Taxes requirements. This isn't a favour to the government. The supervision and quality control processes on-site mirror what a licensed builder in Queensland or New South Wales would implement. Inspection checklists, stage sign-offs, material verification — documented at every phase. Your project is legally protected under Indonesian law because the company operating it is properly registered and authorised. You can legally control and benefit from property in Bali. But you cannot hold freehold land title — that's reserved for Indonesian citizens under national law. There are two legitimate paths for foreigners. Leasehold (Hak Sewa) is the simpler and more affordable route. You sign a lease agreement — typically 25-30 years with extension options — with the Indonesian landowner. You build on the leased land and own the structure. Setup cost is low (legal fees only), and it works well for single-property personal or rental use. PT PMA is a foreign-owned Indonesian company that can hold a Right to Build (HGB) title for up to 80 years with renewals. This is the more robust structure for investors planning multiple properties, commercial operations, or higher-value projects.
