"Turnkey" in construction means the structure is complete, all systems are operational, permits are finalised, and the keys are handed over. You can walk in, turn on the lights, run the water, and swim in the pool.
What turnkey does not typically include: furniture, appliances, kitchenware, linens, towels, artwork, decorative items, outdoor furniture, garden maturation, and the full operational setup required to generate rental income.
That gap between "construction complete" and "guest-ready" or "move-in ready" typically costs between $20,000 and $60,000 USD depending on the size and positioning of the villa. A 3-bedroom rental property targeting premium guests needs quality beds, a fully equipped kitchen, bathroom amenities, outdoor loungers, dining settings, and a visual identity that photographs well for listing platforms. Budget furniture looks like budget furniture — and it shows up in reviews.
Beyond physical furnishing, if you plan to rent: you need professional photography and videography for listings, active profiles on Airbnb and Booking.com (or a property management company to handle this), a pricing strategy calibrated to your area and competition, a cleaning and maintenance team, and guest communication systems. None of this is construction — it's operations. And it needs to be planned before handover, not discovered afterwards.
